Every seller wants the best possible sales terms with the least amount of hassle. Here are some tips to improve the process of selling your home.

See Your Home as a Buyer

While your home is a reflection of your decorating tastes, one of the first steps in the sale is to see the home as a potential buyer will see it. Determine what needs to be cleaned, painted, repaired and tossed out. Many sellers think that since the buyer will want to change the flooring, paint or landscaping, they should not waste money to suit the tastes of the buyer? The reality is, a well polished home will command a higher sales price and sell faster. Additionally, buyers feel more comfortable purchasing a well-cared for home because if what they can see is well maintained, they assume what they can't see has probably also been well maintained.

How Much Should You Spend?

Buyers will be impressed by a brand new patio, but they aren't likely to reward you dollar for dollar with what you put into it. There is a big difference between making cosmetic touch ups and doing extensive and costly renovations. Spend your money wisely.

Maximizing Interior and Exterior Curb Appeal

Before putting your house on the market, take as much time as needed to maximize its exterior and interior appeal. While baked cookies in the oven make for a nice touch, warm cookies don’t sell houses. A clean home, a de-cluttered living space and attractive decor sell a home. Eliminate big bulky furniture and move furniture around, to create generous spaces that work well with the room. Eliminate pinch points in the home-- these are spaces that are tight to navigate in your home, yet are easily fixed by moving furniture around. Pictures from your backyard BBQ—(contrary to popular belief) don’t put them away--buyers want to see happy home owners in the home. It makes them think of happy times they will have in their new home.

The Showing

You’ve gotten the call from the Realtor—they’ll be over in fifteen minutes with a potential buyer. Most weekend showings are between 5 p.m to 8 p.m.. Make the showing easy for the buyer. Yes, it’s dinner time, but take a walk around the block or go to a coffee shop. Make the home a comfortable temperature for the showing. Now is not the time to cut back on heating and cooling expenses. Tidy up before you leave, turn the music off and make sure the bathroom is clean. Remember, showing your property is about the buyer’s convenience. After the sale you’ll soon forget any minor inconveniences, so make the home clean and inviting, and you’ll be assured top dollar for your home.
