T.J. Larsen says “Don’t fear change and succeed in Real Estate”
I am pleased to announce that Charlotte is officially the tallest of the pigmies. Let me explain: anyone who reads the paper or watches the news has heard the horror stories about how desperate the real estate market is and how sellers are unable to sell their properties at any price. The fact is some media is sold through the inclusion of sensational headlines. Savvy consumers must check the facts and not just accept today’s sound bite. Let me not however fold all news into the same category. Many publications report on a national level and I don’t think any of us would disagree that some real estate markets around the country are in dire straights; however, here at home we are much better off. Charlotte did not experience unfounded and massive price increases and, as a result, our current market values are fairing far better than most around the country. In relative terms, we are the tallest of the pigmies. The average time spent on the market for a home in the Charlotte area is approximately 144 days. Although we certainly miss the days of selling our homes the first week on the market, that was not a healthy balance of supply and demand. Now that we have balance, there is a great opportunity to purchase homes at fair market value and educated consumers are slowly but surely coming to the conclusion that now is a great time to buy.
As for sellers, in today’s market there are multiple opportunities with which they can maximize their returns. In a joint effort between My Townhome Realty, local attorneys, My Home Leasing and CPA’s, we made tremendous progress throughout 2008 to develop alternative options for buyers and sellers. By utilizing some of these customized solutions like “option to purchase contracts”, “lease to purchase programs” and conventional leasing services you may see a light at the end of the tunnel and your ticket to financial success.
Regardless of your industry and its current market condition, it is imperative that you continue to look for and implement new ideas. Let me be clear, I do not advocate change for the sake of change, but change for the sake of improving one’s current environment. At the end of day I know my industry, real estate, has proven to be a lucrative and a safe long term investment for property owners. Never the less we must not allow ourselves to succumb to the same old routine and be content with business as usual in any industry. It is from the very market conditions that now cause us unrest that the leaders of industry ignite fires that bring forth healthy change and improved practices.
